TCI’s Phases of the Building Process

Planning:  Careful planning cannot be understated.  Without it your project will be in jeopardy of cost overruns as well as delays in scheduling.  Our role as a contractor is to listen and guide you through the process of constructing a new home, or remodeling project.  In this initial phase, we will usually engage with one of our many seasoned architects whom we have years of experience working with.  Some clients might already have their own architect, we are happy to work with them as well.

Location: A projects location is paramount to understanding building codes, zoning codes as well as other municipal laws that will affect a projects overall design.  Our goal is to help clients maximize the value and functionality of any given location.

Plans: Clients work in conjunction with their Architect to design the home or renovation of your dreams.  Condos and single family homes both require a set of permitted plans to perform any construction.  Some local codes vary based on different scopes of work.

Bidding: Once a working set of plans is completed by the architect; We will solicit and procure bids for the various aspects of the construction. We have developed a cadre of dependable and top performing trade contractors and suppliers who have been with us for years.

Proposal & Contract: With the bids from our trade subcontractors in hand, we then compile an overall proposal encompassing all the various aspects of your project.  Occasionally, the project scope might need to be modified to make sure that your needs and budgets are met.  Once the client accepts the proposal, we move on to a formal contract in order to protect both parties.

Schedule: We prepare a comprehensive schedule for your construction project.

Construction: At TCI we pride ourselves on being hands on in every aspect of a project.  Depending on the size of a project, we generally assign a project manager that works directly with architects and owners while overseeing the overall project.  Regular progress meetings will keep everyone updated on the progress.

Completion: Upon completion, after all contractual terms are met and final inspections are satisfied, we hand over the project.  As customary, the employee of TCI who is responsible for the project will walk through your home with you.  During this visit we note any minor details that might need fixing or adjusted.  We will also provide you with a warranty for categories covered.
